Abstract

The construction industry in Indonesia continues to grow, yet it still frequently encounters challenges such as project delays, cost overruns, and inadequate coordination among stakeholders. To address these issues, a system is needed that can integrate design drawings, cost estimation, and project scheduling into a single digital platform. One of the technologies capable of meeting this need is Building Information Modeling (BIM). Although the Indonesian government has mandated the use of BIM through Ministerial Regulation of PUPR No. 22/PRT/M/2018, in practice, many institutions have yet to implement it—including the construction project of the Detention Building of the National Narcotics Agency (BNN) of Riau Province, which still employs conventional methods. This study adopts a quantitative method using secondary data, including Detailed Engineering Design (DED) drawings, Bills of Quantity (BOQ), and a time schedule obtained from the project consultant. Based on these data, the study aims to perform a three-dimensional (3D) model of the project object using the BIM approach, calculate the quantity take-off using Autodesk Revit 2023, estimate costs based on the 2023 Unit Price Analysis (AHSP) for Pekanbaru City, and develop the project schedule using Microsoft Project. The scheduling is then simulated in Autodesk Navisworks to produce a 4D visualization. The results of this study indicate that BIM is capable of generating accurate volume calculations. The concrete volume obtained from the Revit model is 181.41 m³, and the total reinforcement weight is 32,729.95 kg. The estimated total cost is Rp 1,200,673,836.90, while the simulated schedule duration is 63 days, starting from June 29, 2024, and ending on October 11, 2024.
