Abstract

Competition occurs to obtain the most profitable land use so that it can encourage the trend of changes in urban land use and trigger investment competition in the property sector. Seeing this investment opportunity PT. Berdikari Utama Harapan as the housing contractor and developer built the Harapan housing project, for this reason a study was carried out that was used to avoid losses in a project. The purpose of this study is to obtain an overview of the feasibility of the Harapan Kartama Pekanbaru housing development from an economic perspective based on three economic parameters, namely Benefit Cost Ratio (BCR), Net Present Value (NPV) and Internal Rate Of Return (IRR). The methods used in this study include BCR (Benefit Cost Ratio), NPV (Net Present Value), and IRR (Internal Rate of Return). the BCR value is declared feasible if the results of the comparison of PWB and PWC are the same or greater than 1. Meanwhile, to be declared feasible, the value of NPV> 0. The IRR value is the interest rate between cash outflows and expected cash inflows. IRR is said to be feasible if the IRR value > MARR has been set by the company. The results of the study stated that with an interest rate of 12% per year, the Benefit Cost Ratio (BCR) value was 1,346 ?1 and the Net Present Value (NPV) value was Rp. 1,119,484,203.27 > 0. Meanwhile, from the analysis of the Internal Rate of Return (IRR) performed on three interest rates of 12%, 24%, and 48%, positive NPV values were obtained at interest rates of 12% and 24%, while for interest rates of 48 % NPV value becomes negative. So that an IRR value of 43.84% is obtained, the IRR value > the MARR value set by the company is 30%, so that the construction of Harapan Kartama housing is feasible because the investment feasibility analysis shown by the three methods has values that meet the feasible criteria.
