Abstract

Based on data from Tenayan Raya District in Figures in 2023, Tenayan Raya District is one of the Districts in Pekanbaru City which has an administrative area of 114.40 Km2 with the capital of the district in Sialang Sakti village with a population density of 106,442 people/Km2. Based on the 2014-2034 Pekanbaru City RTRW, it is stated that the Tenayan area is a development area IV which is developed for residential areas, trade areas, office areas and city government, tourism areas and agricultural areas. The objectives to be achieved in this study are to identify land values based on appraisal as a reference in classifying land value classes in Tenayan Raya District. This study uses a deductive research process using quantitative descriptive and qualitative descriptive research methods using GIS which aims to analyze data by describing the conditions of the research area according to the data obtained, then classifying it based on the objectives and what is achieved. Based on the results of the analysis that has been done, the largest land value area in Tenayan Raya District is in the medium classification with a land area of 1,113 ha with a percentage of 59.71% of the total land area owned in the research area with a land value price of Rp. 2,073,750 - Rp. 3,447,500, then high classification with a land area of 662 ha with a percentage of 35.52% with a land value price of Rp. 3,447,500 - 4,821,250, then low classification with a land area of 62 ha with a percentage of 3.33% with a land value price of Rp. 700,000 - 2,073,750, and very high classification with a land area of 27 ha with a percentage of 1.45% with a land value price of Rp. 4,821,250 - 6,195,000.
