Abstract

The closer a residential area is to a transit center, the higher its property value will be. Empirical evidence states that the closer transportation facilities are to residential property affects the price of the property. This theory is the basis for testing the existence of Bus Rapid Transit (BRT) Trans Metro Pekanbaru which can be a factor that affects the price of residential property in corridor II Trans Metro Pekanbaru. The purpose of this research is to identify the influence of Bus Rapid Transit (BRT) Trans Metro Pekanbaru on the value of residential properties located in Corridor II Pekanbaru. This research is the deductive type of research using explanatory research to test the hypothesis of the effect of Bus Rapid Transit (BRT) Trans Metro Pekanbaru on the value of residential property in Corridor II Pekanbaru using the Hedonic Price Method analysis technique with the Ordinary Least Square (OLS) model. These results are used to determine the effect of Bus Rapid Transit (BRT) Trans Metro Pekanbaru on residential property values. Based on the results of the analysis conducted, the regression coefficient value of the variable X1 (Distance to the nearest BRT stop) is 457729.456, which is positive. It is known that the t count of X1 is 2.678 and the Significance value is 0.01 (significance level <0.05), then X1 has a significant effect on Y. So it is concluded that X1 has a positive and significant effect on Y. The fact of this analysis shows that hypothesis H0 is accepted and H1 is rejected, there is a significant effect of the variable distance to the bus stop (X1) on the price of residential property (Y). This means that every distance per 1 meter of housing closer to the BRT stop will increase the price of residential property by Rp. 457,729,Property Price, Bus Rapid Transit (BRT), Hedonic Price Method
