Abstract

In social life, house rental activities are no stranger. A rental agreement is generally one where both parties benefit equally. But behind the advantages there are also disadvantages. This is experienced by the owners of rental houses in East Salo Village, Kampar Regency, where the tenants of their houses commit acts of default. Based on this, it is interesting to study what factors cause defaults between tenants and rental house owners in East Salo Village, Kampar Regency and what forms of default are resolved between tenants and rental house owners in East Salo Village, Kampar Regency. Judging from its type, this research uses sociological research methods, namely by conducting surveys or going directly to the field to obtain information and data related to the author's research. This research is descriptive, that is, it provides a clear picture of what actually happens in the problem under consideration. The results of the research obtained by the author concluded that the factor causing the breach of contract was a breach of contract that had been agreed upon for the house rental agreement in East Salo Village, Kampar Regency, namely the tenant's fault for damage to items such as water machines, house door handles and damaged walls. scribbled on and there are also payments that are still due, but the tenant does not compensate for the loss of the default. In resolving the problem of default, the owners of the rental house chose to peacefully deal with the damage to the goods caused by the tenant, but when they were asked to take responsibility for the tenant, no one wanted to take responsibility for the damage to the rental house facilities because the tenant didn't care, let alone the costs involved. issued.
