Abstract

The role of banks in financing will be even greater, this is due to the funds needed in development originating from or collected from the community through banks, which are then channeled back to the public in the form of granting credit in the direction of being more productive. But from the credit disbursement can occur bad credit caused by the debtor. The purpose of this research is to find out the procedure of granting credit with mortgage rights and to find out how to resolve and the obstacles in overcoming bad credit with mortgage rights at Bank Panin Pekanbaru Branch. This research was conducted at Panin Bank Pekanbaru Branch using observational research method by direct survey to the field to collect primary and secondary data obtained from respondents through interviews and then the data are presented in the form of description. The results of research conducted at the Panin Bank Pekanbaru branch concluded that the procedure for granting credit with Mortgage Rights is based on the precautionary principle, making Deed of Granting Mortgage Rights, and registration of Deed of Granting Mortgage Rights. The settlement of bad debts with guaranteed mortgage rights is carried out in a peaceful and legal way. It is recommended that Panin Bank Pekanbaru Branch pay more attention to the internal factors of the debtor, in the form of business conditions, debtor character, and managerial capacity so that it can emphasize the occurrence of bad credit and also Bank Panin Pekanbaru Branch should optimize the principle of prudence.
