Abstract
Housing is a group of houses that functions as a residential or residential environment that is equipped with environmental facilities and infrastructure. Construction of a housing is generally done by using building materials of poor quality, in other words the selection of building materials at a cheaper price. Construction with substandard quality of building materials results in the building getting damaged quickly, causing more routine maintenance. The purpose of this study was to calculate the actual Life Cycle Cost (LCC) based on the year of maintenance based on a questionnaire distributed to owners of type-36 housing in Pekanbaru. The method that can be used to analyze the economic value of a building by considering maintenance costs over the life span of a building is the Life Cycle Cost (LCC) method. In this case, the maintenance costs that will be reviewed are the architectural component of the roof, ceiling coverings, wall covering (paint), floor coverings, sills and doors, bathroom doors, sills and windows of the Mutiara Garuda Sakti housing in PekanbaruCity. Based on the calculation results of the Life Cycle Cost Analysis The maintenance costs of architectural components in the type-36 housing Mutiara Garuda Sakti amounted to Rp 162,360,989.10. With the maintenance cost of architectural components consisting of maintenance of wallcoverings (paint) of Rp. 39,845,759.34, maintenance on the frame and door of Rp. 33,335,366.23, maintenance of flooring (ceramics) in the amount of Rp. 29,274,632.45, maintenance on ceiling maintenance of Rp. 26,863,936.08, maintenance of roof maintenance of Rp. 24,009,916.16, maintenance of frames and windows of Rp.8,133,815,40, and maintenance on the bathroom door Rp. 897,563.48.
