Abstract
Trans Metro Pekanbaru Corridor 1 is the main corridor along Pandau - Pelita Pantai route which serves the Central Business District (CBD) area of Pekanbaru City,characterized with high density and accessibility. This conditions attracts many travel and movements due to mix and dense land use functions along the Trans Metro Pekanbaru corridor 1. As results,itgenerates high and severe traffic volume on several roads to the Central Business District of Pekanbaru City. The aim of this study is to develop the concept to build Transit Oriented Development (TOD) area in Corridor 1 Trans Metro Pekanbaru. The research method used is qualitative and quantitative methods. Qualitative methodadopted by applying Delphi Analysis to determine the criteria for TOD area that coherent with the characteristics of the Trans Metro Pekanbaru Corridor 1.Meanwhile, quantitative method applied to find out the priority area for the development of Trans Metro Corridor 1 TOD Pekanbaru by using scoring analysis. The concept of developing priority areas is prepared by referring to the TOD standard. The result showed thatthe suitable chriteria according to Trans Metro Pekanbaru Corridor 1 transit are density, diversity, design, distance to transit, and destination accessibility. Selected areaare given as the priority for TOD development, there are Ramayana TOD with an area of 182.60 Ha. The development of the Ramayana TOD area is likely to plan at a radius of 400 meters from the transit point with an area of 37 hectares, consisting of 8% mixed buildings, 38% housing, and 54% non-housing. The main concept of the Ramayana TOD development is to create a compact space with a mixed-use, high density, and pedestrian friendly development.
