Abstract
At this time the building has an important role in human life according to the purpose of building the building, both in government and private. After building a building, it is expected to be able to carry out its functions according to the age of the plan. But as the age of a building increases, it occurs Decreased building performance caused by several factors, such as usage low quality building materials to reduce the initial cost of the building. Development using low-quality materials can be used buildings quickly repair and need repairs to the building, so maintenance is often carried out during plan costs and cause high maintenance costs. Life Cycle Costs (LCC) was used in this study in analyzing the economic value of a building taking into account the costs for the life of the building applied the Lifecycle Cost method to make decisions based on value Commercial and Know the weight and maintenance costs of buildings, in particular plumbing. Based on Life Cycle Cost Analysis (LCC) at University II Lecture Building Sultan Syarif Kasim Islamic State of Riau, the total maintenance cost is obtained tools and materials for plumbing components for 20 years, namely Rp. 1.123,600,209.39. With The highest maintenance cost is PVC 3 Rainwater Pipe "which is Rp. 337,556,855.65 and The lowest maintenance cost for Stainless Steel Washing Tub is Rp. 5,908,438.47.
