Abstract
The rapid increase in population has impacts on space demands. The limited access to the land affects the land value of Pekanbaru City. The other issue that also influenced land value is the location. The purpose of this study was to assess the land value of Pekanbaru City. This study uses the rating and class methods with several parameters such as land use, positive accessibility, negative accessibility, and utilities. Buffer methods were also applied to positive accessibility and negative accessibility assessment. Meanwhile, the overlay technique was used to obtain the land value information. The remote sensing data that has been used in this research was Quickbird imagery year of 2015. The results showed that land use in Pekanbaru City was categorised by four classes (trade and services, settlement and industries, paddy fields and moor, vacant land) with an accuracy rate of 95%. Trade and services covering an area of 951 ha, settlement and industries 12,936 ha, paddy fields and moor 4.448 ha, vacant land 207.45 ha. The class of positive land values is very high with an area of 0.04 Km 2 (0.58%), then the lowest area of 544 Km 2 (85.35%), negative land value class, only has a low land value of 307 Km 2 (0.48%), and utilities are 183 points spread in Pekanbaru City. The highest number of utilities in Tampan District is 32 points, the lowest in Rumbai District there are 8 points. Based on the results of the land value class, it shows that Pekanbaru City has a low land value class of 55.1%, medium 36.57%, high 7.76%, and very high at 0.57%. Based on the distribution of land values in Pekanbaru City, the very high category is mostly spread in Pekanbaru Kota District, after that the value of the highcategory land was mostly spread in Tampan District, then the land value in the medium category is mostly spread in Tenayan Raya District, Furthermore, the majority of the low category land values were spread in the Rumbai Pesisir District and Tenayan Raya District.
