Abstract

The price of land around the education area of the Islamic University of Riau is becoming increasingly expensive, when the available land is getting smaller while land needs are increasing. This phenomenon can be seen in the existing conditions found in the environment around the campus of the Islamic University of Riau which has undergone changes in the characteristics of community activities, the conditions of the built spaces, and the environment. The development of land prices that occur in the area around the education area of Riau Islamic University varies. The purpose of this study is to identify the factors that influence the value of land in the Education area of Islamic University of Riau, with identified objectives characteristics of land prices around the UIR and identified factors that influence the value of land around UIR education. This study uses quantitative and descriptive methods with data collection techniques both primary and secondary. The analysis of data processing used is descriptive qualitative analysis and quantitative analysis. The research method used is the Descriptive Statistical Analysis Method through a cross tabulation using the Chi Square test using SPSS 13 software. Factors affecting the value of land around the UIR campus are physical factors, social factors, economic factors, accessibility factors, governance factors and facility availability factors. The most influential factor is the availability of educational facilities, where the average price of land around the UIR campus is influenced by the presence of educational facilities, namely the Riau Islamic University campus, the presence of the UIR has an influence on the price of the surrounding land, where the closer to the UIR the land price is also will get higher.
