Abstract

The construction industry in Indonesia continues to face various challenges in achieving project execution efficiency, particularly in aspects such as planning, cost control, and scheduling. To address these issues, Building Information Modeling (BIM) has been adopted as a digital solution capable of integrating multiple project components. Through the Regulation of the Minister of Public Works and Housing No. 22/PRT/M/2018, BIM implementation has become a priority for government buildings with an area exceeding 2,000 m² and more than two floors. One such building is the Main Office of the National Narcotics Agency (BNN) of Riau Province, with a total area of 2,421.9 m². Due to the project's large scale, BIM is expected to improve project management efficiency, including cost estimation, quantity take-off (QTO), scheduling, and construction phase simulation. This research uses a quantitative method with secondary data in the form of Detail Engineering Design (DED) drawings and QTO documents provided by the planning consultant. The workflow includes structural modeling using Autodesk Revit 2023, scheduling with Microsoft Project, and 4D simulation integration via Autodesk Navisworks. The objective of this study is to apply the BIM approach for calculating structural work volumes, preparing cost estimates based on the 2023 AHSP, and developing a visual project schedule using 4D BIM simulation. The results show that the total concrete volume is 755,59 m³, and the required reinforcement is 133,301.85 kg. The estimated project cost is IDR. 4.912.442.978,60. The simulation indicates a project duration of 91 days, from September 1 to November 15, 2023. The 4D BIM approach proved effective in enhancing visualization and real-time project progress monitoring.
