Abstract

The growing demand for housing drives the development of residential areas that are feasible both technically and financially. This study aims to analyze the investment feasibility of the Pebatuan Cipta Residence II housing project in Pekanbaru City from a financial perspective using the methods of Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), Payback Period (PP), and Break Even Point (BEP). Data were obtained through field observations, the Budget Plan (RAB), house selling prices, and supporting literature. The analysis results show that the NPV value is Rp. 131,132,500, which is positive; the IRR is 27.17%, which is higher than the Minimum Attractive Rate of Return (MARR) of 15%; and the BCR is 1.029, which exceeds the minimum threshold of 1. The Payback Period (PP) indicates that the project can recover the investment of Rp. 4,386,567,500 within a feasible time frame. Additionally, the Break Even Point (BEP) is achieved with the sale of 29 housing units, amounting to Rp. 4,890,815,588. Therefore, the project is considered financially viable and profitable for implementation.
