Abstract

Banking is an agent of development in the life of a country, which has the main activity of collecting funds from the community, then channeled back to the community in the form of providing credit to lead to a more productive direction. In disbursing loans, banks always require the Debtor to provide collateral burdened with Collateral. With this guarantee, the bank as a creditor can get repayment of a receivable if the debtor defaults. However, in the process of executing dependent rights on bad loans, not all went smoothly due to several obstacles. This thesis contains several problem formulations, namely: First, What are the factors that cause credit defaults at Panin Bank Pekanbaru Branch. Second, Obstacles and what efforts can be made to overcome obstacles in the process of implementing Mortgage Execution by Bank Panin Pekanbaru Branch. The method used in this study is observational research. While seen from its nature, this research is descriptive. The purpose of this study is to find out what factors are the cause of bad credit at Panin Bank Pekanbaru Branch and what obstacles and efforts are made to overcome obstacles in the implementation process of Mortgage Execution by Panin Bank Pekanbaru Branch. The results of this study concluded that there were 3 factors causing bad credit at Panin Bank Pekanbaru Branch, namely Internal Banks, Debtors, and External Banks and Debtors. and the obstacles faced by Panin Bank Pekanbaru Branch during the process of executing the Mortgage, namely the debtor still occupying the collateral position, lawsuits from the debtor, delays in executing the execution of the mortgage, the tendency for physical clashes and mass mobilization. Efforts that can be made by Panin Bank Pekanbaru Branch, are submitting requests for execution of collateral emptying to the Pekanbaru District Court, using legal advisors to fight debtors' lawsuits and during the execution, especially in the area where the object of execution is located, the location can be immediately sterilized (secured) from disturbances that it might happen.
