Abstract

There are many subsidized housing projects that are ongoing or will be implemented in the city of Pekanbaru. This project has risks that must be considered and managed properly by the developer so that the project can be completed on time and with the goals set at the beginning. Risk management is a systematic approach to managing risk that includes several processes, namely the process of identifying, analyzing and responding to risks. The implementation of effective risk management is expected to avoid and reduce the risks that occur in the project. The purpose of this study is to identify risk management factors and analyze the likelihood and impact of risks in subsidized housing projects. This study uses the Probability Impact Matrix method by distributing questionnaires about the likelihood and impact of risks that occur in the field during housing construction. The completed questionnaire was then tested for validity and reliability using the SPSS application. He results of this research show that there are 5 identified risk variables. Based on the analysis, there are 2 risk perspectives in subsidized housing projects, namely according to the developer, there are 5 risks based on the risk matrix, namely defects in building structures, unskilled labor, accidents at work, rain and leftover material disposed of carelessly which are in the red index which requires immediate response. Meanwhile, according to the workforce, the results of the analysis show that there are 6 risks based on the risk matrix, namely damage or loss of material, poor material transportation, changes in work implementation schedules, work accidents, rain, pressure to speed up work is in the red index which requires an immediate response.
