Abstract

The rapid development of technology in the field of construction, provides a lot of opportunities to complete projects with good quality, minimum costs, and in a short time. In its application, there are constraints in the construction project development, namely the calculation of the quantity take off and project scheduling. Errors in calculating the quantity take off and scheduling can result in the large budget costs incurred and the length of time for construction. From these problems, the concept of BIM is present as a solution. BIM or Building Information Modeling is a concept that integrates all project information in 3D for coordination, simulation and visualization facilities between stakeholders. The BIM-based software used is Cubicost TAS and TRB which are capable of carrying out the process of calculating the quantity take off while the Autodesk Naviswork software is used for scheduling. This research uses quantitative methods, in the form of budget estimate plan data, reinforcement, CAD drawings, and time schedules obtained from the planning consultant. Based on the data obtained from this method, it was found that the purpose of this research was to model the object observed in 3D with the BIM concept, find out the difference in calculating the Volume Quantity Take Off from BIM results with Conventional, and schedule objects observed with the BIM concept. The results of this research show that 3D modeling produced by BIM can be useful in the field, where misunderstandings often occur during construction due to a discrepancy between the 2D images and the field. In the calculation of the total work material requirements there is also a difference between the BIM and existing (conventional) volume results, with concrete material of 2.43% more conventional methods compared to BIM and iron materials of 2.15 more conventional methods than BIM methods. The results of the realization scheduling simulation were obtained for 139 days with a start date of 11 July 2022 and a finish date of 26 November 2022. The realization of the work carried out was 35 days faster than the planned time schedule that had been made with a start date of 11 July 2022 and a finish date of 10 December 2022.
