Abstract
Housing developments located within tertiary institutions have uses other than asa place to live for the owner, but also as a means of providing various facilities needed by students, both as a place to live and as a place to fulfill other needs. This gives rise to the phenomenon of property values for residential housesaround the Sultan Syarif Qasim Pekanbaru State Islamic University becoming something interesting to research, and with the development of development and facilities owned by the Sultan Syarif Qasim Pekanbaru State Islamic University providing good quality education to the university and providing power attracting students to study at this university so that the existence of students and the Sultan Syarif Qasim Islamic University gives residents preference to live around the university in the hope of developing their economy around the university. The approach in this research is deductive. This research is classified as a deductive approach because the researcher examines common problems based on testing a theory consisting of variables to determine the factors that influence people's preferences in choosing housing around the Sultan Syarif Qasim State Islamic University Pekanbaru. The method used in this research is a quantitative method. Based on the results of the t test, there are factors that influence residents' preferences in choosing housing around Sultan Syarif Qasim Islamic University Pekanbaru, including: accessibility, availability of facilities and infrastructure, physical condition of the area, quality of housing, population, legality and health aspects. The calculated F value is 2.219. This means that the calculated F value is smaller than the F table (2.219 < 5.117). Based on the results of the Likert scale analysis, the most dominant factor in residents' preferences in choosing housing around the Sultan Syarif Qasim Islamic University Pekanbaru is the legalityaspect which is in first place with a percentage of 94.21%.
