Abstract

The financing facilit y Home Ownership Credit (KPR BTN iB) is one of the BTN Syariah products for the Pekanbaru which is carried out using a Murabahah contract. With the financing facilit y (KPR BTN iB), the bank will benefit by way of profit sharing. The bank provides loan funds to the customer and then the customer returns the loan in monthly installments with a predetermined period of time. However, in practice, customers are found who do not carry out their obligat ions wit h an agreement that was mutually agreed upon when the agreement was made. Bad financing is one of the major impacts in the world of financial inst itutions, including one in Islamic banking inst itutions. Therefore, the banking sector must develop an appropriate and correct way to resolve nonperforming financing when it occurs. In conducting this research, the authors formulate the main problems including how to implement a Home Ownership Credit (KPR) agreement between the debtor and BTN Syariah Pekanbaru and how to resolve if there is a default in the Home Ownership Credit (KPR) agreement between the debtor and BTN Syariah Pekanbaru. The research method that the author uses in this research is Observat ional Research by means of a survey, namely the research is carried out direct ly to the research location in order to obtain informat ion and data related to this research by conduct ing interviews as a tool to collect data. The nature of this research is descriptive, namely the author provides an overview of the research between debtors and BTN Syariah Pekanbaru. Based on the results of the study it can be concluded that the bank carries out select ive and systemat ic procedure requirements starting from financing applicat ions, financing approvals, financing disbursements to repayment of mortgage financing so that the financing facilit ies provided run smoothly. For settlement of defaults on problemat ic financing, it can be done by rescheduling, recondit ioning, and restructuring or rearranging for debtors who still have good fait h to make payments. However, if the debtor does not have good faith in making payments, the bank will auct ion off the house that is the object of the financing.
