Abstract
This study examines the process of land rights transfer due to inheritance and the obstacles encountered in this process at the office of PPAT VivitArisandy, S.H., M.Kn. The main problem of this study is that a lack of public awareness regarding the obligation to register land rights transfers results in many heirs delaying the certification process, leading to difficulties in future land transactions. Additionally, the main challenges in the transfer process include high administrative costs, such as the Land and Building Rights Acquisition Tax (BPHTB), and a lack of legal awareness among heirs. The research aims to analyze the mechanism of land rights transfer, the challenges faced, and possible solutions. A qualitative research approach was employed, utilizing data collection techniques such as interviews, literature studies, and legal document analysis The study concludes that increased legal education and policy dissemination regarding land registration are essential to reduce obstacles in inheritance-related land rights transfers. Furthermore, more flexible administrative cost policies should be considered to ease the burden on heirs in managing land rights transfers.
