Abstract
The city of Pekanbaru has a fairly dense land use intensity and faces urban sprawl problems, as a center of activity experiencing functional unification and the emergence of urban settlement density. Meanwhile, the development of the concept of a compact city is carried out only in areas that have the potential for cohesiveness because not all parts of a city have the potential to be compacted. Until now, there has been no measurement related to the level of cohesiveness of the city of Pekanbaru. The purpose of this research is to develop a strategy for the development of compact city areas in Pekanbaru City. The sample in this research is all urban villages in the Pekanbaru City sub-district. This study uses a mixed method where a qualitative method is used to analyze the weight sum results, namely determining the selected area by observing variables on land use indicators and determining groups with high, medium and low scores. The quantitative method was carried out to analyze quantitative statistics using variables on density and intensification indicators. The analysis technique in this study is to identify existing conditions that have the potential to be developed as a compact city area in Pekanbaru City, the analysis used is quantitative statistics, determining priority areas to be developed as compact areas in Pekanbaru City, the analysis is used, namely Arcgis 4.0 software buffer analysis, analyzing the development strategy of compact city areas in Pekanbaru City, comparative descriptive and GAP analysis are used. The results obtained in this study are to produce 2 (two) areas that are prioritized to be developed as compact areas, including the Kota Baru and Sukaramai areas. Development strategy in the Kota Baru and Sukaramai areas (1) Development of vertical housing for all levels of society with the concept of mixed use zoning and mixed use building; (2) Integration of the BRT (Bus Rapid Transit) transportation system with the park and ride system; (3) Integration of pedestrian paths and bicycle lanes with urban facilities; and (4) Development of public transportation support facilities including sidewalks, road crossings, bicycle lanes, public spaces, and other bus stops.
