Abstract
The existence of slums will have a major impact on the condition and development of an urban area. One of the slum areas in Pekanbaru City is Kelurahan Pesisir. Slums are caused by several physical and non-physical factors, namely building conditions, roads, drinking water, drainage, wastewater, solid waste, fire hazards, government, social, economic and community factors. The purpose of this study was to determine the factors that cause the slum of residential areas in Pesisir Village, Limapuluh Sub-district, Pekanbaru City. This research uses a mixed method, namely qualitative descriptive analysis to determine the characteristics of slums in Kelurahan Pesisir and quantitative descriptive analysis to determine the factors that cause slums in residential areas in Kelurahan Pesisir using Confirmatory Factor Analysis (CFA) with data collection methods through field observation, documentation, and questionnaire distribution. The results of this study show that the characteristics of slums in Kelurahan Pesisir consist of non-physical aspects, namely social and economic conditions, while physical aspects are building conditions, roads, drinking water, drainage, wastewater, waste and fire. The factors that cause slums in Pesisir Village are influenced by several factors including buildings, roads, drainage, clean water, waste water, solid waste, fire protection, government, social, economic, and community factors.CFA, Factors, Slum
