Abstract

Increasing population and urbanization increase the demand for housing, but project implementation constraints can lead to high costs, delays, and low quality. This study aims to measure the performance of the Patih Pembangunan housing construction project by utilizing the Earned Value Management method, identify critical work in the Patih Pembangunan housing construction project, and optimize the work using the crashing method to find the optimal time and cost that can be implemented in the construction of this housing project. This research uses descriptive analysis method to process data. The Earned Value method is used to control the cost and time of the project while paying attention to its performance, while the Crashing method is used to accelerate and optimize project performance. The results show that in week 12, the performance of the Patih Pembangunan Housing project can be measured by BCWS Rp. 689,850,000, BCWP Rp. 473,995,935, and ACWP Rp. 345,089,448. Other indicators, such as SV (-) Rp. 215,854,065 and CV (+) Rp. 128,906,487, indicate time delays at a lower cost than budget. SPI (< 1) and CPI (> 1) indicate project delay with cost efficiency. In this housing project, there are 13 critical tasks out of a total of 23 tasks, which include preliminary work, land preparation, foundation, slab, columns, beams, backfilling, practical columns, wall construction, ring beams, roof construction, ceiling installation, and painting. Through crashing, the optimal time in project completion is 72 days out of 84 days with an optimal cost estimate after crashing of Rp. 511,917,000.
