Abstract

Land value is an assessment of land based on the economic capability of the land in relation to its productivity and economic strategy. The existence of the Pekanbaru - Dumai toll road has an impact on the value of land around the Pekanbaru - Duri arterial road. The aim of the research is to find out how big the impact of increasing land prices is from the existence of the Pekanbaru – Dumai toll road. This research is a deductive research with quantitative research methods used to analyze the relationship between the existence of the Pinggir toll gate and the value of land around the Pekanbaru - Duri arterial road using the Hedonic Price Method analysis technique with a Multiple Linear Regression model. These results are used to determine the effect of the location of toll gates on surrounding land prices. The results of the evaluation regarding the existence of the Permai Toll Road on the Pekanbaru-Duri Arterial Road, Pinggir District, show that the variable distance from land to the toll gate has an influence on land value. It can be seen in the sig value. The sig value of the variable distance from land to the toll gate is 0.000 < 0.05, which means that the distance to the toll gate has a significant effect on land prices. Based on Unstandardized Coefficients, the B value is -208727, this means that if the distance of the land is further from the Permai (Pekanbaru-Duri) toll gate, Pinggir District, there will be a decrease of IDR 208,727.00 /m2
