Abstract

On implementation in the field, it is not uncommon to find projects that experience delays and budgets that are not in accordance with planning. Therefore, it is necessary to control so that the deviations that occur can be overcome, so that the project can be completed on time planned accordingly, and the quality in accordance with the plan. Griya Lembah Damai is one of the government subsidized housing that is being built in Pekanbaru. The Griya Lembah Damai development project is located on Jalan Lembah Damai, Pandau Jaya Village, Kampar Regency. In planning the Griya Lembah Damai a type 36 house is being built with a total of 24 units. The budget plan for 1 type 36 housing unit is Rp.77,187,000. In this study using the Earned Value method or Value Results is a method used to determine the progress of work on construction projects. This method is a proven method for evaluating work progress in order to identify potential errors or not matching budget schedules and budget overruns. From the results of the application of Earned Value Analysis, the value of the Variance to time is obtained with an SV (+) value of Rp.3,147,300, and the value of CV with an average of minus Rp.2,512,250, minus which means the implementation costs are greater from the budget. According to the analysis, the average value (SPI) is 1.05 (SPI) in the first week, which is 1.365. Where the value of SPI <1 means the work does not reach the target otherwise. The average CPI value is 0.885. Where the CPI value <1 means poor performance because the costs incurred (ACWP) are greater than the costs obtained (BCWP) and vice versa. From the overall analysis, the SPI score obtained 1.05 implementation according to schedule. CPI value is 0.885 which means expenditure is greater than the plan cost.
