Abstract

Investors who investing in a project hope that they will gain a robust return. Therefore, before starting a new investment, feasibility study should be carried out to assess whether the investment is reliable or not. In this study, feasibility of the investment on hotel establishment only reviewed based on techno economic aspect. The parameter used to review the investment were Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP) and distributing questionnaires by processing data using a Likert scale. Based on the results of market analysis and marketing, it was concluded that the Budget Plan Cost (RAB), lay out of buildings and the location of decent housing was built because it was in accordance with the wishes of consumers. So that the technical aspects can be stated that housing is feasible to be built. Based on processing and data analysis, the NPV value of Rp.286,404,123, - positive value, based on these criteria means that investment in housing is not a loss and is feasible to be built and developed. Based on the IRR processing criteria that the interest rate of return on investment is 25% greater than the bank loan interest rate (MARR) of 20%, based on the IRR method this housing investment is not loss and is feasible to be built and developed. When viewed from the processing and analysis of the Payback Period (PP) method, it is known that housing is feasible to be built and developed, this is because it is able to return investment capital of Rp.4.701.414.161 For the life of the investment for 2 years.
