Abstract

Land value is an assessment of land based on the economic capability of the land in relation to its productivity and economic strategy. The existence of the Pekanbaru City government central office complex in Tenyan Raya District has an impact on the value of the surrounding land. The research objective is to find out how big the impact of increasing land prices is from the existence of the office complex. This research is deductive research with quantitative research methods used to analyze the relationship between the existence of the Pekanbaru City government central office complex and the value of the land around the office complex using the Hedonic Price Method analysis technique with the Multiple Linear Regression model. These results are used to determine the effect of the existence of an office complex on the value of the surrounding land. The results of this study obtained the influence of the existence of the Pekanbaru city government office complex on the value of the surrounding land. the sig value of the variable distance to the office complex is 0.000 <0.05, which means that the distance to the office complex has a significant effect on land value. Based on the Unstandardized Coefficients, the B value is -95089.52, this means that if the distance of the land is further away from the Pekanbaru City central government office complex, it will decrease by IDR 95,089.52 /m2. The distance from the land to the office complex affects the value of the land. Office complexes have a considerable influence on the value of land adjacent to the office complex area, the closer to the office complex, the higher the land price and vice versa if the land is further away from the office complex, the lower the land price.
