Value engineering is a management effort in analyzing a project to get the desired function with optimal results while remaining consistent with the requirements for the appearance, quality and maintenance of the project. The purpose of value engineering is to find out the work items that Value Engineering can do on the SMKN 1 Kuok classroom development project and calculate the comparison of planned project costs with the project cost after Value Engineering and the savings from Value Engineering implementation. This research uses life cycle cost method and analitycal heararchy process with case study of SMKN 1 Kuok classroom development. The data used include material price data, cost budget plan data (RAB), building image data and questionnaires from several respondents. The work item in value engineering is a roof job because it has a c / w greater than other work items. From the analysis result obtained 3 alternative items of roof work that is alternative 1 roof of zinc, multi roof shingle and concrete roof tile. After doing value engineering on the basis of cost savings then selected alternative 1 with the cost of construction amounting to Rp 26,951,285.75 or 20.34% of the initial cost of the roof of the roof tile roof with a construction cost of Rp 131,879,047.97. The selection of Alternative 1 is also based on life cycle cost analysis method and Analytical Hierarchy Process (AHP) method.
