Abstract

Life Cycle Cost is the cost associated from the initial stage to the final dismantling stage of a construction project, which includes costs for planning, maintenance costs and demolition costs. The purpose of applying the Life Cycle Cost method is to make decisions based on economic value by considering the location, engineering and architectural planning, construction, arrangement, operation to the replacement of components during the specified building pland life period. Buildings have an important role in human life according to the purpose for which they were built. A building is expected to be able to carry out its functions according to the design age, but as the building ages there is a decrease in the performance or durability of a building component caused by various factors, both environmental factors and the use of materials that are not good, so the building needs maintenance during the design life. set. In general, the LCC method is very suitable to be used in analyzing maintenance costs in buildings because this method analyzes initial costs during planning, maintenance costs, demolition costs, and repairs. Based on the Life Cycle Cost (LCC) Analysis in the Construction of the Tampan Mental Hospital Polyclinic Building, Pekanbaru Riau, the total maintenance costs for the architectural components during the 20-year plan life are Rp.10,639.526.640.00. The maintenance costs consist of roof maintenance costs, namely Rp.3,160,672,462.00 with a weight of 29,71%. Ceiling maintenance costs are Rp.1,910,479,911.00 with a weight of 17,48%. The paint maintenance cost is Rp.1,860,358,317.00 with a weight of 17.92%. Maintenance costs for floor coatings/ceramics is Rp.3,449,209,152.00 with a weight of 32.42%. And the overall cost of dismantling the components of the roof, ceiling, paint and floor / ceramic coating is Rp.258,806,793.60 with a weight of 2.43%. The biggest maintenance weight is maintenance cost of floor/ceramic coating, which is 32.42%.
