Abstract

Minimarket business is a form of retail business that sells basic needs products and has profitable investment prospects. This study aims to analyze: 1) Characteristics and Business Profile of "Toko Tsuraya" minimarkets, 2) Proportion of agribusiness products marketed by minimarket businesses 3) NonFinancial Feasibility of minimarket businesses in terms of non-financial aspects. 4) Financial Feasibility of Minimarket Business 5) Sensitivity analysis on minimarket business. Case studi methods was used in a minimarket business. This research was carried out in Sri Meranti Village, Rumbai District, Pekanbaru City and was carried out for 6 months, from January to June 2022, which included proposal preparation, research, data collection, data analysis, and final report preparation. Respondents in this study were entrepreneurs and three employers. The type of data used was quantitative and qualitative data with data sources namely primary and secondary data. The data were analyzed by using investment analysis approach with investment criteria (NPV, IRR, Net B/C and Payback Period) and sensitivity analysis. The results showed that entrepreneurs and employees at the "Toko Tsuraya" minimarket business were in productive age, with an equivalent high school education level, small number families and lack of business experience. The proportion of agribusiness products marketed in this business were 75%. Financial feasibility analysis shows that the feasibility of the proportion of agribusiness products, the proportion of non-agribusiness products, and the total proportion, with an NPV of Rp. 491,201,266; IRR of 53.44%; Net B/C of 4.52; and Payback Period of 3 years 4 months 24 days. This means that the Minimarket business was feasible to carry out. Sensitivity analysis shows that an increase in operating costs by 1.47% causes a decrease in the value of NPV by 3.19%, IRR decreases by 2.62%, Net B/C decreases by 8.24%, and PP becomes longer 3 month 18 days from the base value. Even though there was a decrease in each criterion, this business was still feasible to carry out.
