Abstract

The land price is the land price seen from the nominal unit price of money for the unit area applicable to the land. Drabkin (2008). Changes in land use and use will have consequences for increasing land prices. The development of the Islamic University of Riau is a positive externality factor to the price of land around the campus. Every year the Islamic University of Riau attracts newcomers, both students to study and the owners of houses and land around the campus of the Islamic University of Riau, benefit greatly from the arrival of newcomers/students and the general public. The aim of this research is to find out the factors that determine the price of land around the educational area of the Islamic University of Riau. The research approach in this study uses a deductive approach using mixed methods (Mixed Methods) qualitative and quantitative and Likert Scale analysis methods to identify the factors that influence and determine land prices around the educational area of the Islamic University of Riau. Results Based on the research, it was found that to find out the price of residential land around the Islamic University of Riau, it was classified by dividing 3 zones, zone (1) the land price was Rp. 1,416,000 – Rp. 2,925,000 per meter, zone (2) land price Rp. 705,000 – Rp. 1,416,000 per meter, zone (3) land price Rp. 82,000 – Rp. 705,000 per meter. There are 4 factors that influence and determine the price of residential land around the educational area of an Islamic university, namely, physical soil factors, social factors, accessibility factors and facilities availability factors.
