Abstract
In the implementation of housing development there are still problems of ineffectiveness and inefficiency that can hinder the construction process. So in a housing development project, there is a demand for a countermeasure against the risks that occur so that nothing happens that can hinder the progress of the construction work. Risk management is needed to recognize the risks faced and to minimize adverse effects so that it can support the realization of company (developer) goals. By implementing the correct risk management, it is hoped that developers and prospective developers can avoid or at least reduce the risk of failure of the investment project they are running. The purpose of this study is to identify the risks that affect project failure and to see the most influential risks and responses to these risks. This research was conducted using the Likert scale method by distributing questionnaires about the identification of risks that occur during the implementation of housing development. The questions on the questionnaire that have been filled in are then tested for validity and reliability using the SPSS application. The results of this study indicate that there are 19 risks that occur during the implementation of housing by developers. The response to the high risk associated with time and cost delays to the risk of bad weather is to increase working hours to increase worker productivity so that the workload increases, while the response to the risk of fighting between workers is to solve problems between fighting workers and make collective agreements. So that it does not happen again in the workplace and the risk response to the risk of existing conditions that are difficult to reach is to improve access to the work site.
