Abstract

Compact city, is a city policy strategy that has the principle of achieving an ideal population density synergy, economic and social activities concentrated in the city, intensification of public transportation, and the welfare of the population from a better standard and quality of life. Pekanbaru City is indicated to be facing urban sprawl problems, as a center of activity experiencing functional unification and the emergence of urban settlement densification. Limited land availability is difficult to keep pace with population growth, therefore it is necessary to supervise development planning, especially in suburban areas. This study aims to formulate the factors of urban compactness in Pekanbaru City. The analytical method used is descriptive quantitative. The targets to be achieved are: (a) identifying the characteristics of the compactness of Pekanbaru City by using quantitative statistical analysis (b) knowing the factors that influence urban compactness in the city of Pekanbaru, to determine the factors of urban compactness using multiple linear regression analysis techniques. The results of this study indicate that the city of Pekanbaru has fulfilled the components of the occurrence of an urban compact or a compact city seen from the existing variables and consists of aspects of density, mixed functions and aspects of intensification. Meanwhile, based on the results of multiple linear regression analysis using the SPSS application with the classical assumption test, the results showed that the factors that most influence urban compactness in Pekanbaru City are (1) Population Density (2) Percentage of Growth in New Settlements.
