Abstract

In general, investment projects in housing require substantial funds and affect the company over a considerable period of time. Therefore, it is necessary to conduct a cost analysis of housing investment projects to avoid situations where, after committing significant funds, the project turns out to be unprofitable. For this reason, it is essential to calculate the analysis based on fixed costs, variable costs, and the target profit of the developer. The aim of this research is to determine the results of the break-even point (BEP) in units and rupiah, as well as to identify the profit obtained from the development of Andika Berkah Residence 4. This study uses the Break Even Point method, which analyzes the break�even point based on BEP in units, BEP in rupiah, and the profit obtained from the development of Andika Berkah Residence 4. The results of the break-even point analysis show that the break-even point for the 36/104m² house type is 67 units, amounting to Rp 10,892,728,008, and for the 40/120m² house type is 14 units, amounting to Rp 3,030,738,196. The profit obtained by the housing developer for the 36/104m² house type is Rp 9,962,843,600 with a total of 169 units, and for the 40/120m² house type is Rp 4,443,828,500 with a total of 45 units.
