Abstract
In fulfilling housing needs, not all people easily build houses, a process is needed so that the house can be built and occupied. One of the alternatives to achieve this desire is to buy a house from a housing developer. Housing developers or developers will try to provide houses with various types of houses that are of interest to the public. This study aims to determine the cost of the break-even point unit and rupiah and to determine the benefits obtained in each type of house by taking 2 (two) types of houses totaling 312 units where the house type 36/108 m² is 190 units and the house type 45 / 112 m² of 122 units. The method used in this research is to use the Break Even Point method, namely the analysis of the break-even point based on value, units and profits. From the results of the break even point analysis for the house type 36/108 m² it breaks even at 102 units of Rp 12,746,261,480 and type 45/112 m² reaches 99 units of Rp 17,505,038,545. Based on the results of the break even point analysis and the cost of profit from each type of house, namely Rp. 3,502,006,499 (Type 36/108 m²) and Rp. 935,446,203 (Type 45/112 m²). The results showed that the benefits obtained by the developer in building a house type 36/108 m² were greater than the type 45/112 m².
